How long should I wait for solicitor to contact me?

I appointed a solicitor/ conveyencer last Wednesday and they sent me a purchase instruction form at 6pm that day. I filled it in and sent it back via email first thing Thursday and have heard nothing since. 

I called on Friday to confirm they had received my email and they said yes please wait for us to get in touch. 

The first email mentions sending out a client care letter which I assume will tell me what to expect and fees etc. I thought i would have at Least had that by now or a request for payment for search fees. 

So tomorrow is a week since instructing them. They're by no means the cheapest but my broker advised that they are quick rather that compromising the mortgage offer with a slower company. Should I get in touch with them tomorrow or will I just look like a PITA? Im paying over £1000 so just want what I'm paying for.

  • You’re paying a high price for them to work for you, don’t feel like a pain in the !!!!!!. Chase as often as you need to. They may be waiting for the draft contracts to come through, but they should be telling you that.

    Thanks ill send an email in the morning! Just don't want to be worrying that I've slipped through net and nothings getting done. 

    Think because the broker was so good and in touch every step of the way I was spoilt by her and now I'm not gonna get the same service from the solicitor!

    Flick them an email tomorrow. You need to follow them up and sometimes you politely need to remind them that they work for you.  Get the email address and direct dial phone number for your convayencer, because you might well need them. I’m at about the same stage as you and have had many conversations with my solicitor directly and it has made me feel reassured that they have my best interests in mind.

    If you hadn't already instructed the solicitor how could the offer have been sent to them.

    The offer was sent to the mortgage broker and it was them that instructed the solicitor for me i am assuming she also forwarded the mortgage offer to them. She had already named the solicitor in the mortgage application prior to instructing them. 

    I have an email of the mortgage offer and got the paper version through the post yesterday so I can forward them on to solicitor if necessary but they haven't asked me for anything yet not even payment.

  • Have the estate agents even sent the sales particulars to both solicitors yet?

    Has the seller instructed solicitors?

    Your solicitor can't do anything without the above being done.
    Mortgage started 2020, aiming to clear 31/12/2029.

    Its a right to buy purchase from housing association so no estate agents. I have the solicitors acting for the HA details which I put on the purchase instruction form so they will probably have to contact them regarding the contracts or whatever. Tbh i don't have much faith in the HA acting promptly. Think they'd be happier prolonging it for their £100 a week rent so any delays could be coming from their side but with no contact from my side at all I wont know.

    Your solicitor is most likely waiting for the draft contracts to arrive from the Housing Association.  This will take a few weeks at the least.  Your solicitor should probably have told you that but sometimes they forget that clients don't know the procedure.  Your solicitor probably won't start any work until the draft contract documentation has been received.  By the way, the mortgage offer is sent to your solicitor from the lender direct.  You get one version of the offer, the solicitor gets another version.  Sending them a copy of your version is not needed.  Once they have the draft contracts they will ask you for money for the searches (if you have not already sent money on account).  Is there an online case tracker that you can track progress on?  It may be that the client care letter is there.
