When to stop negotiation on a deal for a new build

  • Buy the house you prefer - you’ll soon forget about the extra Money and will never say “oh I wish we had the cheaper house we didn’t like as much”. 

    I too am struggle to haggle more discount with builders (miller homes), hit an absolute brick wall! I think they are not just playing hard to get, they genuinely just won’t offer the house for any less because they are confident on getting someone to pay a higher price. 
  • Thanks for the advice SharkMoney. Its a tough choice really.. we want to go for the one we want (4 bed) but would love the extra bedroom as well. Plus the 5 bed has got a bigger lounger, so really really confused... 
    As a last resort you can do what I did, find a similar or bigger house and see what they can offer and then go back to Miller saying you are more inclined to go with the other deal as you feel you are getting more. Then give it a day or two and see if the magic works out. After informing Taylor Wimpey I am more inclined towards the 4 bed property with Bellway, as they will do the flooring to our liking, Taylor said let's see what we can do and maybe even offer to change the carpets which were already laid, to any other material of our choice!! I was shocked!!!
  • if you do go with taylor wimpey offer get discount off the sold price as this will also reduce your stamp duty aswell.

    Do you have any leverage over the issue of flooding. Is one of the property’s close to a flood plain. If you have not checked it might be a useful negotiation point.
    There will be no Brexit dividend for Britain.
  • Go for the house with the biggest kitchen, dining room, and lounge. It is often these rooms rather than bedrooms that make you move, because you need more space.

    reefer37 - Taylor Wimpey have offered a good discount which they are either willing to take off the price of the house or stamp duty and price to a set value. Its really good in a way as we can offset it so that we set the price of the property in a way that they pay off all of the stamp duty. 
    gfplux - good point, I will need to check on both
    bucksbloke - there are obviously compromises with one or the other. 1 has a massive lounge compared to 2. 2 has a larger kitchen/dining space than 1 and 2 has a bigger master bedroom and ensuite area than 1. 1 has 5 bedrooms though compared to 2 which has 4. However 2 has higher spec interiors and appliances than 1, which is what we can close our eyes to unfortunately. 

    By the way, just to update, our sale fell through unfortunately and could not proceed with any of the offers on either of the new builds. Hopefully once we have a buyer again, we will be able to proceed conversations again, if the two new builds are still available.
  • That is good you have managed to negotiate such a discount. What did you decide in the end?

    We have just submitted two offers to a developer in North Leeds and had both rejected with them stating - no negotiation/incentives other than carpets and turf. Really disappointing but we have just moved on from it as not willing to pay the advertised over-inflated price - particularly when we have noted some snags on the property.

    I think developers Are confident at the moment due to the stamp duty holiday...
