Manorial rights - insurance


Hi,
I am in a process of buying my first-home (very exciting!), it is a dream home! However, the searches and the title has brought into light that the house is subject to manorial rights. The house is in the north west. I've done loads of research on the manorial rights. At first this was a very scary thought, someone owning minerals below the property. After speaking to my solicitor and other professionals I was assured that the owner of the rights will not be able to exercise their rights unless landowner permission is obtained (mine). So I made my peace with this and decided to go through with the buy. However, I am required to get indemnity insurance for this.. I was advised that I will be unable to qualify for the mortgage unless the insurance is obtained. I really struggled finding insurance providers for such a specialist market. I was wondering whether anyone else has this type of insurance and if you could share who is the insurer? Also, I am a bit concerned about re-selling the house as years go on..

Indemnity insurance is generally only available via your solicitor/conveyancer. The insurance companies don't want to have to deal directly with 'lay people'.1 -
