I agree with you, I'm not a fan of TVs above fireplaces. I'd pick 1.0

I prefer layout 1 as I also hate TVs over fireplaces. Actually I think the fireplace could look quite nice when you've decorated/laid new flooring - imho it has an Arts & Crafts vibe (which is my thing

5 is what I was thinking of, but with a corner sofa and a corner TV if you keep the fireplace. i like the idea of being able to look out through the doors.
With a corner sofa it won't stick out as far into the room. You can choose how far you want it to go.That or 1. Corner sofa again.Everything that is supposed to be in heaven is already here on earth.

The idea of having both doors as opening to the garden is attractive, but in reality I wonder if I would ever use both even in summer. The current old fashioned curtains kind of hide the windows so they don't look nice really, if I could open up both doors and make them a centrepiece of the room I'm sure that would look nice.
In layout 5 I dont think there is room to put a tv in the corner between fireplace and window/door. You can see on the photo its quite tight there. I think the fireplace would have to go in this layout. Maybe that's the best option regardless?

Controversial suggestion... have you considered the piano with the dining table in the big room as a nice 'entertaining space' and making this a private 'sitting room' with TV and books?danlightbulb said:There is another room in the house that could possibly be used as a living room, dining room, etc as well. Its certainly an option yes. Still no fireplace in that room as its already been blocked up, so I could put TV unit on the chimney breast, with sofa opposite and bookcases in the alcoves.NewShadow said:

It's a little primitive in that there's a fixed number of 'objects' you can resize to represent furniture - there's no piano
- but it can help visualise space and pathways between items.
If you've got the dimensions of the room/furniture I'm sure between us the forumites can have a play - and we don't even expect an invite to the housewarming...That sounds like a classic case of premature extrapolation.

Thats the one ive been using too.
Im unsure that the rightmove advert for the house has the correct dimensions for the other potential sitting room. It says 15'4" x 12'1". I assume that is into bay window. But it doesn't quite look right, because the bed is against the chimney breast almost perfectly so that means the chimney breast is 4'6". The alcove to the right looks to be the size of the wardrobe, so probably 3', and the alcove to the left is narrower still, say 2'6". Allowing 2' into bay, by my estimation that makes the room 12' long not 15'.
The back living room under consideration is 23'1 by 12'2.

I assume the radiators would need to be relocated to the south and west walls respectively.
You've said 'homely' rather than modern - so I'd think a 4ft refectory style table? finished to match the piano. And either a nice coffee table or console/side tables to pull together the seating area.That sounds like a classic case of premature extrapolation.

Thanks that does seem nice, and would be light with the double french doors. Almost like a garden room. I guess it depends on how I can configure the front living room around the large screen tv.
