Suggest BTL for 100k

100K cash to spend. No mortgage.
Prefer minimum 2 beds (3 is ideal).
In a decent area free from crime and drugs.
Decent tenants.
Property must appreciate in value over time due to above.
Which part of the country should I looking?

Don't buy a first btl miles away from where you live.
Also, how do you expect 100k to give you great tenants in crime free area with guaranteed capital growth?
Someone would have bought that magical place by now if it existed.
What are you actually trying to do at the moment? Buy a btl? Move to Cambridge? Move to Edinburgh?

if you use google you will find many adverts from companies who aim to find properties for those unable to do their own research
naturally said companies will expect to be paid (handsomely) for such research0 -
Sounds like a terrible idea. Consider balanced global investments instead - far more likely to get a better return in the long run. Yes there are risks (drop in the stock market) but provided you don't sell in those dips, you should hopefully rebound. On the other hand... become a Landlord and run the risk of the property dropping in value, the risk of periods of no rent payment (either problem tenants or periods between tenancy's with no tenants in!), expensive costs to maintain it (including professionals such as gas experts) and the real risk of the property getting trashed by problem tenants, costing you £1000's.1
