Sounds messy.
"I have spoke to our solicitors and they advised that the title now needs to be changed to the current vendors and all is well to proceed."
That makes it sound like a bit of paperwork shuffling but do the current vendors actually even legally own the garage? If they do they haven't registered it with the land registry so presumably they will either need to find prove they own it or apply for some kind of adverse possession.

Before you worry about how long the LR will take, somebody needs to find the previous owners and get them to sign - has any progress been made with that yet?3

I also had to get something changed on the land registry recently, and the queue is currently 4 to 6 months! My solicitor was able to get them to push it up the queue after he proved there was an ongoing sale involed, and in the event it took about 6 weeks.
