Landlord inspection but he never turned up!

Where do I stand when a landlord books a date & time to do an inspection but doesn't turn up and makes no contact?
Background: He has served us with an illegal notice to quit the property recently as he wants to sell the house and this is why he demanded that I give his access today so that his estate agents can take photos & prepare their marketing marterial . We've been here 5yrs and because of the pending visit we spent the last 3 days deep cleaning the property which included scrubbing the grout in the bathroom with a toothbrush! The landlord knows full well that I am self-employed and so any time I lose from work is a direct loss of income. I requested that he delay his inspection until our final day but he would not agree and INSISTED by several emails and SMS messages that it must be done today. He even threatened to let himself in if I refused! We also have several other serious legal issues with this landlord and the relationship has completely broken down between us but to treat us like this is disgusting.

Refuse any more access to your home. Change the locks (fairly simple to DIY) if you think he will let himself in.Make up any excuse you want (you've got coronavirus, you walk around naked during the winter, etc), it doesn't matter. If the reltionship has already broken down and he is being a d&&khead, there's no need to do him any favours or be cooperative.
Assuming you are on an AST, remember, you don't "need" to vacate the property at the end of the notice, only a court can order eviction.2 -
We changed the locks about a year ago after I caught his PA trying to let herself in when I was at work. Luckily the door sticks a little and she couldn't turn the lock so she innocently phoned to ask if I was at home or nearby. Naturally, I kicked off (professionaly) about what she was about to do and the landlord emailed me to tell me to "wind my kneck in!" It was then that I changed the locks and installed some CCTV (which he knew I wanted to do but for different security reasons). Unfortunately, I removed those locks yesterday prior to his intended visit today and now to my regret. I have another thread detailing other issues such as the illegal notice to quit, unprotected deposit, no gas certificate (ever!), no EPC. I would now like to add harrassment to my list if possible0

It would probably be best to continue with the other thread adding the latest information. That way the background to this will be clearer to posters.Col_67 said:I have another thread detailing other issues such as the illegal notice to quit, unprotected deposit, no gas certificate (ever!), no EPC.
