You're telling me what I already know and what others have said more eloquently whilst asking me questions,  then when I try to explain myself you keep repeating what you've already said about one aspect and completely missing the bigger picture. Not really helpful tbh. If you cant move on then I will

Well aren't you a pleasant fellow. Suing your landlord for the unprotected deposit is the only monetary gain your going to make from this situation. Read the sticky at the top of the board called Tenancies in Eng/Wales to find out more about deposits (protection, return and deductions). You'll also find out more about how an AST can be legally ended there.

No gas safety certificate, then report your landlord to the HSE. If you're quick they might act before you voluntarily leave the property 3rd March.

The rest of it like the EPC forget about it. Since you are voluntarily leaving and not trying to fight a Section 21 they are largely irrelevant.

Something I am curious about, how does one kick off professionally? Do you need any special qualifications for that?

Lycra: Expressing one's anger whilst speaking in a moderated tone without swearing is a professional way to communicate..... does that clear things up? BTW: I'm a very pleasant person as a rule but you're offering zero value to the conversation because what your telling me has already been said by others
