  • If it has not flooded in all that time then i would be concerned that in all probability it’s probably due to flood soon! Do not get stuck with an unsaleable property!

    That’s not how probability works. The chances of it happening doesn’t increase to ‘certainty’ with time

    Wait to see what the searches turn up. Lots of places are potentially at risk. If there's a concentrated downpour in a localised area. Might only be a statistically a once in 50 year event. But the risk remains. That lightening could strike twice.
