You do indeed have to go through a small claims court, but send a "letter before action" first telling them you'll go to court if they don't pay within <reasonable time>. It's the landlady you take action against, as your contract is with her, the agents just act on her behalf.2

If the letting agent is the address on your contract then it's the 'official' address for service of notices - such as your letter
Keep a copy of your letter and send it first class from the post office - get a proof of posting certificate free from the post office, in case the court asks for proof/the landlady claims it was never received.
That sounds like a classic case of premature extrapolation.
