    I bet the estate agent is getting really excited at the number of viewings on their web site.  They will be encouraging the sellers to hold out for a top price in view of theexceptional interest in this house.

    That's not what I was expecting from the description. I don't see a great issue with it, tbh. Sure, the living room's not huge - but it's a decent snug size. They clearly use the kitchen-diner-conservatory as "family space".

    TBH, I quite like it. Different people, different tastes. If it's not to yours, then I'd suspect it's probably not the right house for you to be buying, given how much money has clearly recently been spent on it, which is likely to be reflected in the asking price. If you want a project, buy one that needs the work by objective standards, not just be subjective ones.
  • Notifications don't seem to be working particularly well on the new forum!  I keep seeing them very out of order, so only just spotted your reply @hazyjo!  You've hit the nail on the head - small lounge would be fine if the rest worked.

    Thanks @AdrianC !  I have a small confession - we were very interested in this house back in 2015 when it last sold but for several reasons didn't progress to buying it.  I like the street, the garden, the area... the current owners have finished the loft conversion so the upstairs is now perfect.
    There;s just something about that kitchen conservatory space that doesn't seem to work and I can't tell if I'm being an idiot and passing up a good house because of that, or if there genuinely is something up with the flow of it.  Worktop space is a genuine issue and I don't like the dining table in the middle, but there are loads of ideas here from kind MS-ers so will look through all the suggestions here tonight to see what might work!
    (And yes it had occurred to me that the estate agent may now be rubbing their hands together with all the rightmove views!  Maybe I should remove the link?)
  • The cooker is far too far from the sink. One or other needs to be moved. 
    A kind word lasts a minute, a skelped erse is sair for a day.

    Yes, it's not a great layout... As Owain says, they've dropped a fat hairy one with the "golden triangle" of hob/sink/fridge, for starters. But years ago, we looked at a house for sale. The expensive kitchen had a central island with a tiny sink - rinse a tomato in it, and that was your lot. And there was no other kitchen sink. Not even in the utility. Some people just don't cook.

    Two birds, one stone - island. But then there's nowhere to sit and eat... Unless you put the table in the conservatory. But then you halve the living space.

    Don't forget to take costs into account.

    It may work the other way... "All these pageviews, but no house viewings...? What's wrong with it? Must have overpriced it!"
