No defined Check out fee in AST

I signed  a AST on May 31 2019 and have no plans to renew so will be confirming in writing to landlord my move out date of May 30 2020
Property isn't managed but was let through agency. 
There is reference to check out fees in my AST but no amount. I understand I will have to pay these but can my landlord determine what they are without my agreement? Ive searched all documentation from the agency but nothing references check out fees. 
Also is there any reason I cannot give more than one months notice to leave the property, just to give my landlord the heads up?
Had no issues, and am now moving in with partner.

  • You don’t have to pay check out fees. They are now illegal. And it’s usually one month from the payment date not any date so you may end up having to give more notice anyway

    The ban on letting agency fees came into force in England 1st June 2019 for tenancies that started on or after 1st June 2019. The OP's tenancy started 31st May 2019 so before the ban came into force.

    Notice for statutory periodic tenancies has to align with the tenancy start date not payment date but the OP still appears to be in his fixed term contract so this is not relevant.

    If you signed a 12 month AST starting 31st May 2019 there's no need to give notice as long as you vacate the property 30th May 2020 or sooner.  However, it is polite to give your landlord the heads up.  Sine the landlord is managing the property himself he could pass the cost of the check-out inventory on to you.

  • For tenancies signed before 1st June 2019 fees can be charged until 31st May 2020 if they were already written into the agreement. Whether the fact no amount was specified in the agreement has any impact I have no idea ? But the amount should be “fair” - the landlord shouldn’t charge you £500 if all they do is stick their head in every room. 

    As said above you don’t actually have to give notice if you are moving out at the end of the fixed term, but there is nothing to stop you giving notice, which is obviously helpful to your landlord, and nothing to stop you giving notice more than a months notice.
