Basically you want to patch it up so you can remortgage without fixing the problem properly.This is pretty immoral behaviour to be honest. You're trying to hide a significant defect in the property from the mortgage lender.Shoving something in the hole isn't going to help, the lender's surveyors will spot it easily and won't lend on the property.You would have to spend thousands on re-pebbledashing the outside to hide it from them and it would probably still come back eventuallyYou should get it sorted properlyChanging the world, one sarcastic comment at a time.1

Hi @stator I’m not against getting it ‘fixed properly’ this is what I want to do, it’s my home, bear in mind I was relying on advice from a surveyor who told me to do just that as it wasn’t structural, as per my last post above I’m planning to get another surveyor to take a look at it and go from there. But if the advice is the same...I’ll still need a patch up job.0

Just rounding this thread off as I finally did get this work done and it might be helpful to others to know the story of what was done and what it cost. The render/dash was hacked off, ‘helibars’ put in to strengthen across the cracked area and the wall re rendered and patched up, the bottom bit repainted etc - it was tough to find a paint that matched well but got there. Not too bad a job cosmetically in the end - I was quite worried about that at the outset. It is noticeable but I’m assured it will settle with time. Considering a paint job anyway. Scaffolding was required. The whole job cost a couple of grand.2
