Re-Mortgage Land Registry Search problems

I am currently in the process of remortgaging my house and the banks solicitor came back that there is second charge registered against our property in favour of Picture Finance Ltd. I did briefly have a Picture finance loan more than 10 years ago but repaid this within 6 months of taking it out after talking to friends and then my bank. I'm not sure why they would still have a charge still registered on my property and also since I have found out that they went into liquidation several years ago.I suppose my question is, do I need a solicitor to remove this charge? If so, then this is obviously going to cost me to do this and therefore will be feeling a little hard done by since this debt was repaid a long time ago. Thanks for listening, any advice/help would be greatly appreciated, thanks.

    Removing the previous charges is normally part of the service by the (new) bank's solicitors. Are they telling you they're not willing to help?

    My sister has recently passed away. As you can imagine we are all devastated. My sister and her husband had only just bought a joint ownership house and the joint owners say the name now needs changing on the Land Registry presumably to just my brother-in-law's name. They also say it needs to be done by a solicitor. Can anyone confirm if this is correct please?
