No Building Regs 6 Yr Old House - Deal Breaker?

    They absolutely do sign off every property. Each dwelling should have it's own individual final certificate.

    If you mean for Building Regulations, then NHBC require a seperate appointment (for which they charge extra).

    If you mean for the NHBC certificate, rather than the Building Regs, then you would normally be correct.

    Good question.  How would I find out?  If it's available online (a quick Google suggests not) then I'd be happy to get it myself but if an application by post is required, I think it should be the vendor (or his solicitor) who should be doing this.

    I've now checked the TA6 and the vendor says he has the NHBC guarantee.
    I've left a message with my solicitor asking her to call me. I feel like rattling some cages!

    Have you checked the relevant council's website for building control? There is (usually) some form of online search available which should tell you what they know about the property, if not necessarily allow you to download the paperwork.

    Yes I did look online but I couldn't find it.
    My solicitor says she's going to call NHBC this morning and will call me back.

  • The building regs could have been signed off by the local council, the NHBC or an external company.  I haven't worked for Barratts so not sure, it is most likely to be NHBC but you could check with the council if it was them.  The vendor of the property could contact Barratts and ask for a copy. It will be on their files.

    My solicitor is contacting the NHBC today. I'm waiting for her to report back. Fingers crossed we'll complete this week.

    The building control certificate can often be registered in bulk with the local authority.  Lots of house won't have had proper addresses with royal mail and just been registered as plot numbers.  It's just not coming up against your postal address.  

    It doesn't matter who does the inspecting, it's always registered with the local authority.  
    Everything that is supposed to be in heaven is already here on earth.
