I got an ad one pager through my letterbox, my initial reaction was to bin it, but then a friend of mine received the same thing through his. I thought I'd check and see if anyone has encountered this before.

nothing really, just same area. My property is going on the market next week, although EAs already booked viewings. If this was a genuine thing and it would achieve a quick turnaround, at the asking price or close, it might be worth considering, although my lizard brain is saying to just stay away0 -
