I got an ad one pager through my letterbox, my initial reaction was to bin it, but then a friend of mine received the same thing through his. I thought I'd check and see if anyone has encountered this before.

Might help if you had given us a clue who or what they are - a glance at the website suggests they're another "quick sale" outfit.

What's notable about both you and your friend getting the same mailshot?

I am yes and they're clearly targeting my area. I was just wondering if anyone used them and if yes, was the price in-line with the expected price?

nothing really, just same area. My property is going on the market next week, although EAs already booked viewings. If this was a genuine thing and it would achieve a quick turnaround, at the asking price or close, it might be worth considering, although my lizard brain is saying to just stay away

Obviously it isn't going to be anywhere near the normal market value, otherwise how would they make a profit from flipping it on to another party? Just market it in the usual way and the ultimate purchasers will find it anyway, won't they?

yup, that's exactly the leaflet I got as well. I don't trust anything that comes this way, I was just curious about it, that's all.
