New Build

I am buying a new build that will be ready at the end of June. I was surprised to be told that as the houses are selling well they offer no extras at all. No Floor coverings, no fencing or turf. This means I will be having to sort all these out as soon as I move in, especially as I have dogs. Has anyone buying a new build ever been given access to a new build a couple of days before they get the keys so that things can be done? I'm guessing this may not be legal but thought it worth checking. I'm currently selling my house which I know will sell quickly so I may end up being in rented accommodation which will make my question redundant but it's always good to have the information. If anyone is looking for a house in Edinburgh, 5 mins from the Botanical gardens, let me know. It just went on the market 5 days ago.

    No, you will have to wait until you complete to get people in to lay turf and flooring covers. You will be allowed to get them measured up before though.

    Unless you wanted to pay for these items whether you buy it or not, you can get them installed before you complete. Obviously if you dont complete for any reason you wont be entitled to a refund. You SHOULD save on the VAT if they put them down as buyer incentives rather than upgrades, they can block the VAT.

    Bit mean of the developer not to include the fencing though, is the back garden really open on all sides.

    The fence will be done on two sides, at the bottom and right hand side . The builders prices are sky high for anything they add. £1200 for a side of fencing for instance. Its good to know they may allow the turfing to be done. Thank you. I have to sign the Missives in a few days so they are guaranteed I will be buying.

    Most developers won't allow you to do anything before completion.

    You should be able to go to the flooring companies with the house drawings and they will be able to have carpets and flooring sized and ready. If you are going for wooden floors would it be possible for the developers to do it as they can do it VAT free as part of their building costs.
  • we were allowed a' key of undertaking' 3 days before completion to have flooring put down.
    It was arranged through solicitor and builders at no extra cost

    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Taylor Wimpey allowed us access to fit carpets on one day to fit in with their tradesmen, cleaners etc. From memory it was the Monday before completion on the Friday and specified only carpets.

    The site foreman took pity on us and loaned us some temporary fencing (iron rods and plastic mesh) to contain the dog until we were able to get sorted. This was obviously an informal arrangement, but it suited our needs.
