Selling land

What is the best way of selling land in a street where a house used to be? To estate agents or developers? We are going through the process of getting planning permission to build a house similar to what was there previously so the land will have planning permission.

Just go via estate agents. No brainer.
The people willing to pay the most won't be developers, they'll be looking to build their own house.
Developers will see it through the estate agent anyway.Everything that is supposed to be in heaven is already here on earth.
