Buying Land from Neighbour

Hi I am new to the forum so hello everyone. I had a question I am struggling to answer via Google and hoped someone could help.
My Neighbour has sold his house and the new owner doesn't want all of their garden. They have offered to sell it to me and asked me to make an offer, its only a small patch which has no direct access, enough for a veg patch, probably 15m/sq.. No idea what to suggest at this point for that, however my question is about ownership..
He has said its easier for him to split the land and sell it to me, as an independent plot, which would mean I own an extra piece of land, not legally attached to my main land.
Are there any implications of that ? Like suddenly finding I have to pay ongoing fees or taxes for something for the land, council tax, landownership or whatever.
He mentioned it would cost me more to have it added to my land so its a whole single plot.

Does he have a mortgage? if he does, this will be slightly more complicated and costly that you might think
If you have a mortgage your lender might need to know - but this would only be because you may have an obligation not to do works that in effect blur the boundary - between the land you have a mortgage over and the new land. but i think that's easier to deal with0 -

I don't think he does, it was bought by a company who plan to refurb and sell. Their target market isn't people who garden so he wants a small maintenance free area. Unfortunately I just remortgaged for an extension , 2 weeks ago, might have been able to do all the legals at once if I knew then :-(0 -

No, it will just be treated as part of your garden (assuming that's what you're going to be doing with it).Like suddenly finding I have to pay ongoing fees or taxes for something for the land, council tax, landownership or whatever.1 -
