Question pls
Can I leave the property I rent on AST mid term. I have already paid all the rent upfront and do not want a refund.
They can’t make me stay can they?
Ido not want to be responsible for two properties and don’t want to get in trouble.
I have been house hunting and am ready to move abroad now.

If you speak to your landlord/agent - it's likely you'll have to hand back the keys/surrender the tenancy formally if you want to stop being 'responsible' for the property.
Even though you've paid your rent until the end of the contractual term, you're still liable for the council tax, maintenance - heating to a minimum level - and any repairs/damage which might become apparent at check-out/anything I've forgotten.
I would suggest you'd be due a refund from the point at which they relet the property - as they can't take rent from two people from the same property - but if you don't want a refund then you could formally agree with them that the excess covers in fill your liabilities with regards any and all additional costs which may fall due after you've vacated.That sounds like a classic case of premature extrapolation.

My initial thoughts - you are responsible (as a tenant) for looking after the house, garden etc while you are the tenant. How would you know if a pipe burst (for example) if you were abroad? :eek:
I would see if the tenancy can be brought to an end early (even if you don't want your money back) otherwise your responsibilities (and, more importantly, your liabilities) will carry on until its present end date.I can't imagine a life without cheese. (Nigel Slater)0 -
That is dependant on the agreement being signed for a minimum term of 6 months or more.Even though you've paid your rent until the end of the contractual term, you're still liable for the council tax,I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.0 -
