Suggestions on where to buy 2 bed in London? (£220k commuting to EC3)

Hi,
Anyone suggestion on where to buy 2 bed in London on 220k budget?
I am working in EC3, with family and friends in Imperial Wharf and Isleworth.
It should be family oriented with decent schools. Ideally it would be good investment too, increasing it's value over 5-7 years.
My friend suggested Dartford as he lives there. I like the idea of 2 bed in South Croydon.
What is your opinion about future Elizabeth Line stations in this 220k budget. New government looks promising in regards of infrastructure projects.

Inside the M25? Any preference re flat or house? Can you deal with a doer-upper?
Are you set on south London or open to east London as well?
On that budget, anywhere within a 15 minute walk of South Croydon station will be too expensive.0 -
Right move seems a good place to start and you can expand your search from there, but as your budget is quite low it may be difficult in London itself.
If you don't mind the expense on travelling, there's the high speed line to Ashford in kent, for that money you could buy a decent house"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

I would love to have a house in knightsbridge, but the price of my house won't even buy me a shed there.
I would suggest lower your expectations or move further out.

If you can't find anything where your friends and family live in your budget you aren't going to find anything anywhere else in London in your budget. You will have to move further out.
