Essentially a garage conversion.

Options
I have 3 quotes and all similar. Seems steep to Preparation and Rip out of the existing
. To take down the plasterboard ceilings
. To make all electrics and pluming redundant and safe
. Pull out existing toilet and making redundant
. Pulling all flooring
. To take down the dividing stud wall to the garage door . Allowing all this to be disposed off through skips
Drainage
. Allowing to instal new drainage required for the new toilet . Installing a new inspection
. Allowing to make good of the side entrance
preparation and restructure
. To supply all materials required
. To set and out build all new stud work
. To take out existing garage door and brick up to match existing . Allowing to build the floating floor to meet the existing
. Allowing for all electrics to be first fixed

. Allowing for all first fix plumbing
. To insulate all new internal stud wall with acoustic insulation . To plaster board all new wall and ceilings
Taking down the diving wall and installing steel
. To structurally support the existing wall
. Taking down the the wall and disposing of it
. To supply the steel required by the drawing provided
. To install the steel (THIS DOES NOT INCLUDE ANY PAD STONES THAT MAY BE REQUIRED TO BE DUG AS WE DISCUSSED )
. Plaster-boarding the steel with fire proof boarding
Making good.
. All walls and ceilings to be plastered
. To decorate all walls a ceilings
. Allowing second fix electrics to be installed
. Allowing second fix plumbing to be installed
Plumbing
. Allowing all plumbing works to be carried out
. Suppling 4 tall up standing rads in (WHITE) at the measurements of (1800mm x 445mm)
. Allowing for pipe work to be run for the new toilet
Toilet
. Suppling a basic toilet and sink the allowance for this is (£183) . Supplying the installation of the toilet and sink
Electrics

. Supplying all electrics required
. Supplying 13 led spot lights (WHITE)
. Allowing for 4 double sockets (WHITE) . Allowing for 3 1gang switch (WHITE)
. Supplying a extraction fan for the toilet
Decoration
. Walls and ceilings all to be done in (WHITE EMULSION) . All skirting boards and architraves (WHITE GLOSS)
Flooring
. Supplying of laminate flooring as discussed at the rate of £20 a sqm . Supplying underlay
. Supplying all skirting boards and architraves and installation
. Allowing for any thresholds that may be needed
Doors
. Suppling fire doors as you required i have allowed a tolerance of £100 a door . Suppling fire door frames
. Supplying all handles and hinges (CHROME)
Front door replacement
. As we haven’t made a definite chose on doors i have allowed for £3,400 in the cost to supply and installation of this (price may change due to the choice)
Stairs banister replacement
. To supply a new glass and oak balustrade . To install the new balustrade

Disposal
. Allowing for 2 6 yard skips
Cleaning on completion
. To provide a professional cleaning service on completion
Total........£31,703
Debt free. March 2020
Mortgage free-August 2021
Planned retirement date- 19/5/2026
£29500 saved. Target £420000(19/05/2026)

    If all 3 quotes (provided, presumably, by people who have seen the job) are similar, this would normally mean either (a) the quoted figure is about right, or (b) through sheer bad luck you have encountered the improbable situation where all three are colluding to rip you off.

    Why do you think the quotes are overpriced?

    (p.s., you might gather from the other threads in this forum that it doesn't get a lot of traffic).

    Really this should be so obvious as to not need stating. On the overwhelming balance of probabilities it isn't too dear and is the correct cost for the work.

    If 3 quotes are similar in price then thats proberly the going rate where you are

    You could shave some of the price by doing some of the work yourself, i would personally do all the ripout myself and do the decorating etc... as much as i could that would save you a fair bit

    I am a keen diy'er so more than happy to take things on what i have come to realize is that often work is over exaggerated which can put people off from even trying especially in my trade (the motor trade) and when you actually come to do the job its not as hard as it perceived to be, just this last summer we did a patio and decking in the rear garden did a thorough and methodical job took my time but now reaping the benefits of it

    so try to do some of the work yourself and you will be surprised what you are capable of plus you get to save your cash which is not a bad think

    Not necessarily.

    Some contractors would actually quote more for that than for doing everything themselves.

    and some may not the op wont know untill he gets a revised quote untill then we can only speculate, but in my experience for example we removed the and sold the kitchen on ebay as the kitchen fitter was going to charge me an extra day labour to remove plus disposal but i sold the kitchen for £250 plus saved £250 by removing it myself ready for collection, made £500 on a sunday not bad for a days work
