    Quick buy companies can and will gazunder you on exchange day leaving you desperate, some may already have spent the money too

    That is because most people struggle to get their head round the fact that they are asking too much for their house, the company offering to get you sold quickly obviously bridges the reality gap between buyers and sellers.
    Yes, there is often a gap like that, but they have to do much more than simply bridge it to take their cut, which won't be pennies.

    The seller loses out by getting some dodgy outfit to do what they could do perfectly well themselves, if only they had the wits to see it.

    Partly my point in this case - the OP is deluded if they think someone will pay £20k under asking price (although what % that is, we can only guess). Price it realistically and it will sell. Price it optimistically and it will hang around - and any quick-buy company ain't paying £20k under a high valuation lol.


    If they're insistent that the company will pay £20k under valuation, it'll (more than likely) be based on their valuation. Not the OP's or some other EA. That valuation from them will be considerably less.

  • I used to work for a 'we buy any house' type company, and you really need to be careful who it is you are dealing with. There are many companies out there claiming to be cash buyers or have the ability to buy your home in 7 days - and they really don't. Using a we buy any house company should be the last resort. If you do decide to go for it, make sure you do your homework on any company you think about using, ensure they are registered with the NAPB and ask as many questions as you can possibly think of.

    You're probably wasting your time . The OP signed-up on 29th January and last checked in the following day after not engaging further with the thread.


    Some people ask for advice, but they don't really want any that conflicts with their own ideas.

    worth a try, even if someone else is thinking about using a we buy any house company. theres so many scams in the marketplace it's unreal. i've sat in boardroom meetings with directors laughing at ripping little old ladies off. i'm not sure if i'm allowed to post links but i've created a 21 point checklist that homeowners can use to protect themselves (https://www.readysteadysell.co.uk/21-point-checklist/). It's recently been approved by the NAPB, the governing body for 'quick sale' firms as a good guide for homeowners doing DD on a company they are thinking of using.
