I don't regret my first (and only) house purchase at all!!
I was looking at 2 bed flats on a new development at around £170k, the builders were planning to build 8 4 bed houses as well which were for sale at £265. This was 2007 during the property slump so i pushed my luck and offered £200k for the house and it was accepted, in fact i ended up paying £195k

Move forward 10 years the flats are still selling for around the same price whereas my house has risen by over £100k

I did have to push myself with the mortgage for a few years but it was 100% the right choice
