Buying in South East London - area advice

Of all the places you've mentioned, I'd avoid West Croydon and much of South Norwood, although heading towards Crystal Palace off South Norwood Hill is fine.
Hands down, I'd choose Crystal Palace, but I've lived in Addiscombe and Penge too. Our Penge flat was really lovely.. I could walk to the gym in Beckenham or up to Crystal Palace and we had two stations.
Everything that is supposed to be in heaven is already here on earth.

I wanted to move to Penge too, but unfortunately I couldn't afford a house there.0

What about the Grant Road side of Clapham Junction station?
Flats in the low rise buildings in the gated Falcons development with 2 double beds, 2 baths and parking go for 350 - 370ish.
These are on for £395k, but might be a bit toppy at that:

There is a lot of government money going into regenerating that side of the station, and it should do nicely when / if Crossrail 2 ever sees the light of day0 -

Please do share any Addiscombe tips! I realise there's not an enormous amount in Addiscombe itself as it's mainly just residential, but it is surrounded by areas with lots going on.0 -
Most of Croydon is marmite. The exception is West Croydon - no one likes it!2

I live in Purley Oaks, next along from South Croydon. Lovely green spaces. I commute on the overground from West Croydon. I was brought up around West Croydon in the 80s when it was decent. Stay well away from West Croydon, Mitcham and Thornton Heath. Crystal Palace, Sydenham, Beckenham, Penge are lovely but these come with a price. Gipsy Hill also.:)

Hi All,
I've heard nice things about Brockley and a place that caught my eye a week ago has now dropped in price. I'm wondering why and wonder if there are good and not so good bits of Brockley (like all of London) -- does anyone know the area to be able to give me some advice?
Thanks.0 -
Hi All,
Back to looking at areas again. The area south of Anerley and north of Norwood Junction, west of Birbeck and Elmers End, which I don't know at all. It looks interesting in terms of what I can get for the money, but I'm not sure what to think about the area. Anerley and Penge have been recommended but Norwood Junction not so much, and this area feels between the too.
It's the difference between a house and a flat though...
Thoughts?

Why don't you take a day trip, have a bit of a wander around and see how the streets feel? Test the "commute"? Some friends of ours rented in South Norwood and quite liked it (they said it was easy to get to Crystal Palace and the bars & restaurants there) but ended up buying a bit further south in Sanderstead as they could get more for their money & is a nice area.
But utimately sometimes street by street can make a huge difference - e.g. houses on one side of a certain road might be lovely and the other side horrible, and you just won't know that until you actually go look yourself.1
