No credit history

She just has bank accounts and electoral register and that’s about it.0

When me and my partner applied for our very first AIP I had the same amount of credit history as your girlfriend, never had any bills, debts or contracts in my name and had never taken out credit before. My partner had bad credit at the time but we were still accepted for an AIP from Halifax with an 85% LTV. Rejected from most other high street places but still possible.
(I decided to get a credit card and build history to get our LTV to 90% - took around 10 months - and went on to get a mortgage through Halifax.)0 -

So you actually got a mortgage then? And then started to build your credit? Is that what you are saying or just got an Agreement in Principle as that’s abit different to actually getting a mortgage as You can get an AIP and still be rejected once it comes to the mortgage application.0 -
