    What's happened to Peel Green that has caused people to suggest Patricroft and other parts of Eccles in preference?

    Don't presume leasehold properties are cheaper.. I would never have a leaeshold property again after all the "hidden" charges I have had to deal with. If you go for leasehold, make sure you get a very good solicitor and go through everything with a fine tooth comb! :)
  • In our experience do not underestimate the importance of the location of the property.

    We made the mistake of buying a nice property in a not so nice area and regretted it. Hind sight is a wonderful thing but we would have been much better off spending a little bit more and finding maybe a not so nice property in a better area.

    When I bought my first home about 8 years ago, I had a budget similar to yours. My gf did not drive so I had to find somewhere along one of 2 bus routes for her. I got on rightmove and drew out the routes of those 2 buses on a map within a certain distance of where she worked I then put in our budget and minimum 2 bedrooms and then hit search. I checked that for maybe 2 weeks and something popped up that I bought.

    You can help narrow the areas down by just looking in greater manchester, for apartments that fall within your budget. Once you do that, you will clearly see the areas where what you want is feasible. If you then drill down in those areas for the ones that have tram or train stations and you will start to narrow the areas down quite quickly.

    Then you can look at anything else that is important to you - crime, shops, pubs, schools etc and you should have your area(s) to concentrate on.

    I think especially re drawing areas on rightmove I haven't tried that before. Will also look into buses because some bus routes are better than others and I may be missing out on houses in nice areas due to focusing mainly on being on the tram route. It does seem that in certain parts of Salford the bus is quicker than the tram.

    I'm quite curious to know as I'm not familiar with the area so I'm not sure which parts of Eccles were/are the best.

    Thanks for the advice. I will have a look through the forums to get a bit of an idea of the hidden charges to be wary of

    I was brought up in Peel Green, off Peel Green Road.

    Brookhouse has a terrible reputation now as it did in the 80s, but that's on the other side of the motorway.

    I've always thought the property behind the Unicorn (Tindall Street to Rooke Street bounded by Peel Green Road and Liverpool Road) aren't bad.

    Edison Road and its offshoots are alright, although perhaps better described as Barton.

    Holt Street/Matlock Street off Clifford Street were ok when I was living in the area. Then there's Alexandra Road and Stanley Road next to Patricroft Rec.

  • So after taking everyone's comments on board and looking into the true cost of apartments and as it turns out they cost the same/more than houses.

    So now I'm looking at houses that has helped narrow the areas down so I am now considering
    - Droylsden
    - Ashton-under-lyne
    - Weaste tram stop
    - Bury
