thanks @harz99. I suspect that to be the case, but we're prepared to put in a higher offer and it's like the EA doesn't want to know!
If I was the vendor, I'd want to know if a higher offer is on the table, which there is here. no chain, 90% of paperwork ready, we just want to be able to present it to them and move fast.0 -
It's still Monday, I wouldn't call the EA again today. They are probably giving the first buyer til the end of the day to appoint solicitors etc. If the first buyer misses that deadline, the EA will then need time to discuss with the seller whether to start talking to you again.
In the meantime, maybe start shortlisting some other houses to go and view? It might make you feel better as you wait, and if you don't get this house, you are hitting the ground running for the next one.0 -
You seem to have forgotten that the last house on the street only went for £433k in Oct 2019. What is the last SSTC in the local area? 1 mile radius?0

Called the EA this morning. They have given the current buyer til this morning (10am) to appoint solicitors. If they fail to meet the deadline, then the EA would be speaking to the vendor about our offer. The EA has expressed his concerns about the current buyer - they've had more than 7 working days to submit their details. It's hard to contain hopes when there's a slither of a chance the first buyer might not come through, but equally the vendor might want to give them more time. but we're here, ready and waiting to press 'send' on all our details!!
@markin2, the last SSTCs in the 1 mile range are £550k, £525k, £500k, £425, and £420k. Oddly, all the houses ranging from £450k - £495k are still on the market. And yes, the last house sold on that street for £433k in Oct 2019, but looking at the photos, it would need gutting - hasn't been updated since the 70s, so the buyer of the £433k house would be looking to spend another £70-100k at least.
@CherryGale - we look daily on Rightmove and getting more and more anxious because of our relocation timeframe. We need to complete/exchange by August at the very latest! we have some temp solutions, should we face any glitches along the way, but we started our search in October and we're hoping to have found something by now.0
