    Why not just have prepayment? Then you know it’s always paid? Then it’s not ur responsibility.

    Even with no debt its the most expensive way to pay is it not?


    Just the hassle of topping it up may put some tenants off taking the place.

    And arguments about whose responsibility is it, what happens if one tenant doesn't contribute their share etc. Not a good idea IMO.

    I would hate that system as a tenant. We have always vastly preferred a top up meter

    The higher top line rent would probably put people off, most people probably imagine that they can keep cost for electric/gas very low if they are paying attention and only having heating on when really needed etc.
