Selling house 3 months after buying it

Hello all,

Me and my now ex partner bought out house 3 months ago.. the relationship very unexpectedly ended at Christmas.
I’m now living here alone with our son, he is still doing and paying his bit but the house needs to go so it’s now up for sale. I’ve found a flat that I love however it’s Shared Ownership so I cannot reserve it until we get an offer, we have some interest in the property and have 4 viewings in the next two days.. I have however just read online that we can sell it but most people won’t be able to get a mortgage since we only bought it 3 months ago.. as this is expectional circumstances would this change anything?
I’m desperate to get out of here, it’s not nice being in a house where you thought you were going to make a life with someone and now it’s ended.. the estate agent never mentioned any of this so I had no idea this was a thing!

    No, the buyers' lenders aren't going to care about that. The only exceptions are for things like part-exchanges, nothing which will help you. A few lenders may be less fussy, and there will be cash buyers, but you're restricting your market. You'd be best to hang on for at least a few months if at all possible.

    As above. I would be inclined to stay put until spring and use the time to make sure the house is presented to its best advantage (where this can be done for little money). Spring tends to be a more active time fir the property market anyway. Or you could just leave it up and let buyers know the situation. 3 months isn't thst long, people who love it and aren't in a great hurry may be willing to wait.

    The process of selling the property and finding and buying your next property could well take over three months so I wouldn't be overly concerned in your situation.

    If you start marketing today, then the chances of you completing on the sale before three months time are slender.
