    If this is a new property they may also be quoting a high figure (as they won't know what the actual running costs will be yet) so they only attract buyers who can afford that level.

    They now revised the service fee to 3.9pound per sqf. It’s still high but they were able to produce all the certs to satisfy the cladding safety issue. It’s in a prime location, is it still worth buying for resale?

    For resale? You are buying a new build, and you expect to sell at a profit?

    Ah yes, buy off-plan and sell when built used to be the "make easy money" option in east London and Canary Wharf during the rapid development spurt up to 2015-16, plenty of my clients made a good packet back then.

    I never had enough clients in greater Manchester to tell whether that was the case there as well. Somehow I doubt it as in London the froth in these kind of high-spec flats was partly whipped up by cash-rish overseas buyers.
