The way I would look at it is you know have money tied up in a property that is barely breaking even rental wise. You have decent growth but how much interest and other expenses have accumulated over the 8 years.
Perhaps now is the time to cash in and invest that equity.0 -

Why do you say it barely breaks even rental wise?
Don't forget I voluntarily use all the rental income to pay off the mortgage. It'll be mortgage free in 14 years, thanks to the tenants
On an interest-only basis it would cost £2200 per year, but rental income is £8k.0 -
Because you keep telling us that......despite repeated requests for the net profit figure you did not say.
