Garage conversion - Funding it

Firstly, not sure if I’m posting this on the right forum page?

Anyway need some advice please.

We need to convert or garage into a bedroom to accommodate our 14 year old lad who currently shares a bedroom with his 12 year old brother.

What’s the best way to find the conversion which I guess will be around £6-8k.

Money is tight at the moment so any good advice would be most grateful.

    I think your £6-8k is massively optimistic, either way, but especially if it's separate. Remember, it's going to need to conform to building regs for a habitable room.

    How to fund it? Well, anything from credit card to a loan to remortgaging to robbing a bank, winning the lottery or bopping Great Aunt Ethel on the head (nobody'll miss her)...

    How high is the garage internally ?
    Are there any drains & manhole covers in there ?
    Is there a door from the garage into the house (assuming an attached garage) ?
    Any windows ?

    The OP says money is tight so some examples of costs may help them with their decision.

    For a detached garage I could see upwards of £50k as, in effect, you have to extend the house to incorporate the garage therefore a full house extension. Presumably full planning permission required also

    For an integrated garage a lot cheaper but I also think £6k-£8k is very optimistic unless they can do a lot of the work themselves - double walling/insulating a single skin garage wall maybe? bricking up entrance and fitting window, raising & insulating floors, roof insulation, electrics, stud walls, ceiling panels, plastering the lot and then painting & decorating on top.

    As for funding it, cheapest short term would be add to mortgage if allowed. Otherwise you are looking at savings and/or a loan, more expensive short term but cheaper over the full length of the mortgage (assuming a decent loan rate).
