boiler installation certificate selling house

Hey,
Looking at selling my home soon but we have no installation certificate for the boiler. It was only installed 2 years ago. Is this needed to sell or could we just get a service done (which we'll do anyway)?

Did you get one and have lost it? Or have never had one?0 -
You can check the Gas Safe register online at https://www.gassaferegister.co.uk/notifications/landing-page/
Its £6 to order a duplicate.
Now if like us your installer forgot to register it, it won't be there (obviously), and you will need to chase them to get it registered. The certificate arrived after about a week and kept our buyers solicitor happy.
It's also quite possible the installer put the wrong address, happens quite often apparently.
If the installer is not able/available to do this however, I'm not sure how you would go about getting it inspected.0 -
We didn't have one either on an 11 year old boiler, I think the installer forgot to register it. I had it serviced regularly and done just before we put ours up for sale. I asked the agent to make anybody who viewed aware of the lack of boiler certificate, and also that we had a build over agreement near a sewer, so that viewers knew in advance.
We sold very quickly and nobody was bothered. I think by being honest upfront it helped rather than letting it become an issue the solicitor's uncovered which would sow seeds of doubt about what else we may have been hiding.Make £2025 in 2025

Was the installer GasSafe registered? If not, I'd be worried....
If so, check Gasafe to see if he registered it. f he didn't, ring and ask him!
Failing all that, get it serviced and show any buyer the service record.0 -
Yes, get it serviced if it hasn't been serviced within the last year and send a copy of the service report to the solicitor.
The buyer's solicitor will almost certainly insist on you paying for a building regulations indemnity policy for lack of Gas Safe Certificate, if you cannot obtain a duplicate or you are unable to get the gas fitter to register it now.0 -

Looks like our installer didnt register so i'll have to take this approach, thanks for the feedback0 -
The buyers solicitors will pick this up, can you contact the installer and get them to register it, as it was a requirement for building control.0
