    is there someone else renting what you were renting? If so I didn't think a landlord could rent to two separate people without agreement?

    OP I may be wrong so dont quote me :)

    I gave him written notice in the form of SMS.
    The contract stated for 4 weeks notice period, but the contract ran out in August so this is void now, no ?

    I guess he did accept an early surrender. He sms me back with " that should be fine" once I asked for 3 weeks notice. I think that's an acceptance.

    I was in a house share as one of 5 people.

    The fact this house did not have a HMO licence while we were living there and I don't believe it still has and the fact there was another lodger in the house that wasn't signed up to the contract but staying occasionally.. all points to it not being above board.

    If he doesn't pay the rent he owes me, I have this to my power as such if it gets to the case of going to court/etc..
