Hi. Just after abit of advice. I have water coming through the wall in my upstairs bay window below the window on the wall in the . I have had a roofer out who said it was mg window. This was without inspecting but said the tiling on the outside of the bay is in tact. Anothef guy said it didnt look like sealing but could be the tiling!! Just had someone else out to reseal the whole outside of the window and frame yesterday but this morning after rain the wet patch is back....
Any suggedtions??

Are the window weep holes working? Open the window, pour some water in the middle- where does it go?0

What kind of bay, what type of roof on it. Water takes the path of least resistance. Where the water enters can be nowhere near where it appears.
FWIW our flat roofed bay leaked for quite some time before we bought the house. Finding the actual ingress site took many hours and was on a seam. A channel for the water had warped.
ETA the water/damp patch appeared around 4 feet from the ingress.63 mortgage payments to go.
Zero wins 2016 😥0
