Transfer deed form??

Hi I’m very stressed. Any information will be greatly appreciated. I’m at FT buyer, completing on the 10th Jan. The solicitors have just sent the transfer deed form, which we have printed out and scanned in. As we wanted to get it done ASAP, and we are both at work, my bf signed first, scanned it in and emailed it to me. I then printed, signed and scanned in. We then sent it via email to the solicitors in which they replied they would also like it posted to them as they need the original as well.

My question is, is the form not needed for completion? Surely sending it by post will mean it won’t arrive in time? Or is it not that important which is why they sent it out to us so late?! :mad: I’m just worrying about everything that can go wrong!!

    The 10th is Friday. Why can't it get there by post on time?

    Yes we luckily are able to get a family member to bring it to their office. But why did they leave it so close to completion?? If we were not able to get it to them by completion, would it have mattered?

    Yes, of course it would have mattered (assuming you've exchanged contracts). But you are able to get it to them on time, and you would have been able to even if you had to rely on a next day delivery service, so why worry about stuff which isn't actually a problem?

    We don't know the timeline of everything else in your transaction, so we don't know whether they could have sent it to you earlier. But it's fairly commonplace for things to be signed at the last minute.

    Also does the sellers need to sign the form too? As the form we got was unsigned by them.
  • as purchaser, you may not be giving any covenants at completion, in which case, potentially this isnt even a needed document. your solicitor should have properly explained that if you needed to sign, then you needed to sign an original document.

    You can use a courier if you are worried about delay. Or drive the document to your solicitor. Or use special delivery

    they will sign an identical document - you dont need to sign the same document for this to work. Its called "counterparts" if you want to look it up.

    Yes, the reason they've sent it to you, asked you to sign it and send it back to them, is because they need it for completion.
