Investing 50-100k short term

I own my house outright and have always planned to sell this April to buy somewhere nicer, bigger, nicer area etc.
However I got with my partner a year ago and will be moving into his house soon. In reality I've been unofficially living here for 5 months. I don't really want to not have money in property long term, but as we're only a year in he is understandably reluctant for me to put my money into his house right away.
Therefore to protect myself in case the relationship doesn't work out, I need to invest my money - I don't want approx £110-120k sitting in my bank.
I'm not sure about buying another place to rent (my home isn't suitable, not done up for renting and in a cheap area so I'd likely get bad Tennant's), because in a year or 2 max we'll either extend his house or move. And I'll then likely want about £100k.
I do have a property developing background, but am now running my own successful gardening business and therefore don't have time to commit to property march-nov, so the timing isn't really right for flipping another house
I'm thinking £20k ISA. I use different savings accounts for 5% £250/month, that's used now from monthly earnings. My emergency fund, maternity, pension etc is all coming from monthly earnings too
This leaves me £90-100k to invest short term.. i.e 1-2 years
I want low risk
Any ideas?

By its nature investment is about a long term strategy.
Short term is savings accounts. If you want a chance to return more max out on Premium bonds.0 -

I'm 34, and this £100-115k will be from the sale of my house plus money I've saved up the last two years, which was earmarked as a deposit for my new house.0 -
