    I’ve ruled out building on the land. The surveyor thinks the strip could be owned by local authority.

    The indemnity covers the use as a car park so I will tarmac the area and use it for parking. If someone comes forward saying they own the strip at least I have indemnity for continued use as a car park?

    They may even sell it me at a reasonable price.

    I'm not an expert but my understanding is that if you can demonstrate 20 years of use without stealth, force or permission from that landowner then you can claim a right of way by prescription.

    Maybe get evidence of the previous owner using it since 2001 and then you're only a year off applying for a legal right of way.
