Start saving a bit every month in a roof fund. After 5 years, you will have some money to help wit costs of a roof replacement. If it lasts longer than 5 years, as many are rightly hinting, then you can save for longer.

Us too for what it is worth (property was over 100 years old). We finally had the roof re-tiled and felted (and the loft insulation redone) 10 years after we moved in. Roofer said timbers were fine and could easily last another century.0
