Not only would I not buy a house near a play area like the one you describe, I wouldn't buy a house in a quiet cul-de-sac close to the kind of shop where kids like to hang out, either. After enduring years of varying levels of anti-social behaviour, vandalism and petty theft I wouldn't consider it.
Where I live now backs onto a school playground, with little kids, and that's actually quite nice. They often do litter-picks locally, and every year they send hand-made Christmas cards to the local houses. But the crucial difference is that they're very young, consistently supervised - and there's a very solid fence around their play area!0 -
