House issues while waiting for probate

Hello, waiting for probate. Does anyone k ow how long it's taking? Should we clear the house? Should we put house on market while we wait? Should house be dressed for sale while we wait? Or does paying council tax mean its not worthwhile? House valued at 120k and bog standard semi on an estate.
Should we decorate? House is a bit tired and had stair lift etc.
Can executor stay in the house?
Any tips on tracking value of items removed or sold?

    If no one is living there and it qualifies for class F exemption don't get probate till it is ready to sell.

    Clearing dressing for sale should be done and agents engaged, market timing is dependent on market and any estate complications and how easy it will be to syncronise grant with a buyer.

    We had ours on the market the week the probate went in and it sold very quickly - completion was two weeks after probate was granted!

    Definitely get the property ready to sell - get advise from the estate agents if its worth tidying it up - the advice to us was leave the lift but agree to remove it prior to sale. If its a standard family house though it is probably best to remove the lift.

    Waiting for probate there should be no council tax - the Class F exemption should apply (unless the property is being lived in).


    Where a Class F is in place then a period of up to 6 weeks occupancy can be ignored.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

    Yes but should pay rent to the estate
    Never pay on an estimated bill. Always read and understand your bill
