Where are these members you speak of?
Offering an incentive would certainly appear the best way forward. Starting solicitors letters would very quickly lead to a deterioration of the relationship.
There are a lot of unanswered questions however. I’m not clear what the OP means by ‘inherited.’ If his father was still making decisions 6 months ago the property may still be in the estate.
It would also be interesting to know whether some of the basics of self-preservation, such as getting a gas certificate, have now been done.0 -

BTW, I agree with the posters who suggest offering financial incentives to the sitting tenants and see whether it works. If it doesn't, then the good old-fashioned "solicitor's letter" is always good as a scare tactic
and the threat of court action in the letter could be a clincher, and the solicitor's letter would cost far less than the "bribing" option. Good luck to O/P.
Threat of court action? It's the tenant who should be threatening!0 -

Thanks for replies.
They have told me they will leave end of March but would be still good to know where I stand if they end up staying.
My dad left his room with all his furniture in there and paper work etc. But I can't say for sure he would ever have moved back
Can I get the paper work in place just in case or is the damage already done?
I am also still waiting for probate to go though and there is that there is a loan against the house which I may not be able to pay. So obviouly it will have to be sold.

As others have said, get a gas safety check done now. The penalties for not doing so can be severe. See the following from government HSE website
“What happens if I don’t maintain my tenants’ gas appliances?
Failure to do so may result in loss of life. Not only that, you risk being prosecuted, and this could result in you facing imprisonment or a fine of up to £20 000, or both, for each offence. If the case is then referred to the Crown Court the maximum penalty may be imprisonment, or an unlimited fine, or both.”0 -

Get it in writing that they will be vacating the property at the end of March, or more specifically get your dad's estate to get it in writing.0
