Unsure what I want, plus couple of houses opinions requested

  • Can't the computer based stuff can go in an upstairs room.
    We have our small bedroomed decked out as office and computer space, it keeps it away from the rest of the house.
    Its a little too far in the wrong direction for me, but the area is reasonable. Such fine margins between something really stand out and something mediocre. Compared to that, how can anything I'm seeing at £180k match up? It even looks to be in excellent internal condition. Unless there is something structurally wrong with it, it won't stay on the market long I'll bet.

    Alright Dan,

    You sound exactly like I was when I was looking but my head wasn't really in it. I kept thinking there'd be something better pop up. I've ended up moving out the area now but I've lived in the black country all my life, I know the area well.

    Have you tried Woodsetton, Hust Hill, Woodcross and the Dudley area in general that surrounds it. This is what I was looking at to get on the motorway for my commute to work. Straight onto the Birmingham New Road, up the "black country route" dual carriageway and then you're on the M6.

    Prices are reasonable, areas are okay, not amazing but certainly not bad and considering you're currently looking in Bilston, Tipton & Cosely, then Woodsetton and Hust Hill are slightly better in my opinion.

    Anyway I did a quick search and found some good properties with what you're looking for.

    With the garage and space at the back for 5 cars i wouldn't bother with the front.

    I'm trying to consider what compromises I'm willing to make to get a good house. It is difficult. Isn't it inevitable that I end up with a project, because I wouldn't be able to stretch to getting such a house in an already fully completed state, as is obvious from my searching so far?

    but the problem here with this bungalow is you are not fixing the compromise at the front.

    your requirement was for 2 cars, even after changing the front you have only one car, go back to all the places that got rejected because they could only accommodate 1 car.

    Also the storage/workshop near the house will be a bigger problem, you have rejected other houses because of that.

    I appreciate those who have listed houses above.

    I have a number of issues with them in general.

    1. The ones that are Dudley/Sedgley side - its a nightmare commute to work from there, i used to live that way so i know. Plus i dont want to move too far from family and friends in Tipton. This is because I am on my own and dont want to feel isolated.

    2. I have dirty mountain bikes to put somewhere so I really do need some secure storage outside of the main living areas. I would prefer an attached garage but a workshop in garden would also work provided I have direct access to it. Too many houses dont have side access to a back garden.

    3. Unfortunately as I know the areas round here well, I am immediately rejecting a number of houses based on the road they are in. This for example applies to the Bradley Road house and the Coneygre road houses listed above.

    4. @Doozergirl my car is a ford mondeo estate. Need a decent size car for carrying my bikes and camping gear. I understand your other points I was just trying to make it look nice like the other houses in the road. The key issue is whether or not I can self build a 9m long x 700mm high retaining wall and dig out 30 cubic meters of ground.

    5. The Silverthorn Avenue house is unmortgageable due to mines. The agent wouldnt let me even view it.

    6. Now that I have seen a detached bungalow with large plot for £175k, how is a semi at £180k, that has far more compromises, going to seem good value for money? The fact it has a new kitchen is not making up for that difference.


    7. I have to be cautious about cash. After 10% deposit and fees, I will be left with very little savings after purchase. Within a range of about £150-180k, this is a difference of about £3k in terms of deposit outlay that's all. So its not making a great deal of difference to my financial security whether I buy a £150k house or a £180k house.

    This may have said already, but a good bet is to simply take the time to visit a few local estate agents where you live to get an idea. Some will be candid with what you can go for in respect of your budget. In respect of investment, buying is good area (location location) even if the property is slightly run down will be a better buy than buying in a not so good area. Again, a genuine estate agent should be able to point you in the right direction here. Have made the mistake of buying in the wrong area and boy does it hurt you financially 10 years down the road as opposed to buying in the right area where long term you will increase your equity in the property.
