I am not sure that it is worth getting it valued at all. The landlord can ask what he likes for it. His price for selling it is £600k and it sounds as if that is a take it or leave it price. He clearly doesn't have to sell it because it isn't on the market for sale. What this sounds like to me is he will sell it to your for £600k. Having it valued won't make any difference to that because that is his selling price of a property that he doesn't need to sell and very probably doesn't actually want to sell. He will sell it though if you pay his price.0

I'm not surprised you're having to chase the second estate agent for a valuation. He knows you have no intention of using his services so why would he spend time on you rather than paying clients?
You can get all the valuations you like. You can get them from estate agents and you can get them from a RICS surveyor but the bottom line, as Cakeguts has pointed out, is that the landlord wants £600k if he were to sell and no survey will change that. The property isn't up for sale and is bringing in a rental income so your landlord isn't motivated to sell and he certainly isn't motivated to sell for less than £600k.0 -
If he wants 600k and you think it's worth 150k then you will never reach an agreement. Move on.Debt Free as of December 2020 👏
