Tbh if this is an illegal HMO - could easily be if not safe - it’s the LA you need to be speaking to. They should be inspected as being of a minimum standard by LA if legal HMO and subject to mandatory licensing (or selective / additional if in appropriate area (likely in uni towns)). Repairs are not deductible against deposit unless tenant has damaged. Not going to get into a debate but I’ve no time for LLs operating underhand either - if they are operating an illegal HMO they are shafting the rest of us but expecting all deposit back as a tenant is also unrealistic - tenants 9/10 damage stuff.2 -
@mark55man feel free to msg me about the house. There will be a register of HMOs on the LAs website first port of call check.I’m not out to get tenants etc lots of bad tenants but equally lots of !!!!!! LLs too. The rest of us pay to keep our property in good order and compliant so no incentive to me to back the LLs who think they’re above the law / providing substandard accommodation. Yeah I’m out to make a profit wouldn’t be in it otherwise but ultimately that property is a tenants home for however long they are there - every LL has a duty of care especially in hmo accommodation.1

Hi there @ceremony - the diet recipe book has suggestions when you are in between the intense 12 week bursts which basically moves you up to about 80% of your resting calories burnt per day (about 1500) and also suggests you move to a 5:2 approach where you eat normally for 5 days and do 2 days on 600-800 a day. We are really eating very well, although I am a little hungry a lot, but never a lot hungry.
When its all done and dusted and I am at target (which is a bit movable at the moment but probably 13st something (not superstitious). I imagine we will just continue with the eating, but add a little healthy carbs - rice / potatoes / beer (or G&T) - TBH now we know we can sustain this we're not worried if if we wobble a little after - would be nice not to think about it - however, it does feel like a mindset change not a diet - not unlike being MSE - I'm not sure there are many people who pay off their debt and than spaff it all up the wall straight away (or so I'm hoping)

Plus other good news was OH car back from the garage at £250 for a full service and 13 months new MOT- no extra work needed, which is good as it hasn't done a lot of miles in the last 12 months but you never know
I will do my car in November - in theory I could get it tested in January, but that would be 18 months since the last MOT (as it was extended) so I will get it done now and then if it looks like it needs a lot of work soon, may put it up on eBay and see if we can get something smaller and newer

So have spent some of this morning doing some admin and simplification
- cancelled CC1 still got CC0 (everyday) CC2 (long term 0%) and CC3 (unused) + OH has CC4 (unused)
- finally got myself a SIM card to put in my OH old phone - as work are getting stricter about mixing work and domestic apps, but also part of work/life balance and retirement - need to separate things a bit more. £8 a month for 1GB, which I will top up from DS1's large data allowance which he doesn't need as much since pandemic
- sorted out my new laptop (work) so I do all my work stuff on Edge and all my personal stuff on Chrome

Can you put your number onto work phone and split up?I have one phone now (used to have personal phone and business phone) now just have my business phone but personal number is on esim (just rang ee up don’t ask me how it works - it just does haha). So much better than carrying two phones about and look less like a dealer, win win.0

That's interesting. I might do that, but I think I will go old school with two physical phones even if I'm only ever carrying one of them. Part of the logic is literally to separate my work life balance and if it was the same physical phone with two logical phones on it well, that wouldn't quite as much of a statement of intent.
We do all our family messaging by whatsapp / messenger group rather than text so I need those for work as well so very few people will actually use my numberI think I saw you in an ice cream parlour
