The days of a little man climbing up a ladder to the eaves of a roof and then climbing up the roof with just the aid of a ladder laid flat on the slates have fortunately gone. Fortunately for families and friends of construction workers, but not for the people wanting construction work done. Depends on your perspective.

In short scaffolding will almost certainly be required. In fact some clients will insist on it even though it will usually be more expensive than an expendable little man. But, as I say, it depends on your perspective.

For a two storey house the scaffolding costs will be include for the hire, erection and dismantling and transport to and from the hire company. Some builders will have their own scaffolding and they might be more competitive in their pricing for scaffolding.

I would rely on personal recommendations. If you do not know anybody who has hired builders or handymen, then seek out people who have. A friend of mine (sigle female) would drive around looking for houses that were being repaired and just knock on the door and enquire about who was doing the work on their house. Most people will comment on how badly or well the builder was doing their job without asking them specifically.

Thanks. That’s what the NestDoor app is, but you don’t know if they are promoting a family member.

I know someone who had their roof done near me, I’ll put a note through their door, as I think knocking is a bit rude?

Hey that's my man! He also sources matching old recycled tiles and replaces the cracked/slipped ones. When you see him, tell him I need a day of his time to repaint the upstairs window frames this summer.

That was 15 years ago and I doubt was your particular man unless your guy is a builder called Wayne! (No comments about cowboys please.)

Knock on the door and ask, perfectly normal thing to do. :)

Try and have a bit of "boldness", (without being bolshie) about you when dealing with this kind of thing.

If unscupulous types get a feeling of unasertiveness/timidity about you, then you are more likely to attract the kind of quote you got for your chimney removal.

As others have said use "proper" firms. Good luck!
