House clearance.

I’m currently waiting on probate, so it’s time to empty my deceased father in laws house.

It’s a bit of a distance away so I’m thinking about using a house clearance company. Has anyone used one, if so I’d appreciate an idea of the cost for a small two bedroom house.

Thanks for any help.

Several charities provide house clearance - Age UK and BHF for two. They will use any stuff they can, which is a surprising amount, and dump the rest. AgeUKs cost for a large 4 bedroom house was £240 a few years ago and the work was carried out very quickly and effectively.

Personally, I would find the time and check out the house first before allowing anyone to enter and clear.
You never know what you may find?

People often hide cash or jewellery in their clothes or in unexpected places. Someone I knew stashed over a £1000 this way
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

What is the plan for the house?

It is often best to delay getting the grant as council tax kicks in after 6 months if claiming class F exemption.

I'm in the process of clearing my father's house. The charities aren't interested because it's 'too rural' and outside their catchment area. A 2000 square foot barn conversion on three floors, plus garage, summerhouse and shed - £740. I live over 100 miles away and don't have the energy or desire to do it myself... there's only so many times you can drive to the tip.... The company I am using are fully insured and have all the correct waste licences. They reckon they can do it in one day - good luck to them!

We plan to sell straight away, the local council have already told us the house is exempt from council tax.

Once you have the grant that only last 6 months.

if you are yet to clear have you any staging to do?

Might be better with some furniture in.

Got agent on the case to get it marketed 6 months is not long when it comes to selling houses unless priced to sell.

Thanks for that I’ll have to give it some thought.

If you're anywhere near Newbury send me a PM and I will give you a specific recommendation. They were not cheap but worth every single penny - and ours was a LARGE and cluttered house. They did an initial clearance and left it 'staged' for sale - it was almost unrecognisable. Then they did the final clearance.

Throughout, they were happy for us to go in and see if other 'bits' we wanted had been unearthed - not sure a charity would appreciate that. And we did also arrange for the tools and an old filing cabinet to be collected by Tools for Self-Reliance - they'll take scrap metal too.

Every now and again, one of my siblings would idly wonder if we could manage the clearance ourselves. I would just remind them of the fun we'd had taking one load to the tip: with the help of the teenagers we'd disposed of a LARGE TV and a LARGE fridge-freezer, but the thought of dealing with settees, tables and chairs WITHOUT teenagers on call just didn't bear thinking about.
