  • It's your responsibility to replace the carpet, at zero cost to the outgoing tenants. Wear and tear is wear and tear. You should only be retaining parts of the tenant deposit for broken items and damage that cannot be explained by wear and tear.

    Be a good landlord, you've made a lot of money from your tenants presumably and if the worst part of their tenancy is some stains on a 9 year old carpet then they've been good tenants to you as well. The only thing you should be contacting them about is to wish them all the best in 2020.

    No. They have just moved out. They say workmen caused the stains. No proof either way though I know workmen were in.Two stains and a small patchy part where the pile has gone
    so what is your objective?

    you want a new carpet because the current one is stained and/or threadbare? Go buy one, you won't get a deposit deduction given what you say even if the carpet should (IMO) have a lot longer than 10 years life

    For example, one of my houses has the original carpet left behind by the vendor in 1991. There are stains, but the tenants ain't bothered and nor am I, as there is no need to replace it. I have no idea what quality it was on purchase, but they were the RTB tenants so I doubt it was top end price range
  • It could be worse. When I got back to my house after 7 years abroad, leaving it under housing association management at reduced rental, the carpets had all disappeared as had the hard flooring in the downstairs hall. The kitchen tiles were all chipped, probably due to the fact that the tenant repaired motorcycles in there.



    Various other things had disappeared too: greenhouse, loft ladder...my faith in that housing association..
