First Time Buyer

Hello, I am new to the forum as my wife and I are first time buyers looking to enter the market with possibly Help To Buy. We’ve looked at Keepmoat, Persimmon, Gleeson & Gentoo. There are lots of bad reviews on many developers which had made us wary. But is it a case that most people only post the bad reviews or are there developers which we should really avoid? Do we go with the developers solicitors and financial advisors or take our own? I’ve heard that offers can be refused if you go with your own and then going with there’s has some pros (they know the developer/site & it’s in their interest to want to be efficient) and some cons (could be biased towards the developer). Sorry for my ignorance, it’s just a bit daunting. Do we get an independent survey done too to ensure the build is up to scratch?

Of course the hacked-off and disappointed shout louder than the happy. It's always going to be the case with any substantial purchase.
As far as solicitors go - remember they are the only person on your side in the purchase, and their job is to question what the vendor is telling you. Why on earth would you let the vendor "suggest" who you use...?0 -
Happy people rarely post online about their experiences. An answer isn't spam just because you don't like it......0

There is a possibility that Persimmon will lose the Help to Buy status because of poor build quality. Some builders build cheap homes on land in areas that people wouldn't want to buy in but are attracted to because the homes seem good value for money and are new. The problem though is that those are the ones that are likely to drop further in value when not new anymore and are also going to be more difficult to sell because of the area they are in.
There have been two threads on here where developers have implied in their advertising that their sites were in a better area than they actually are so you need to check very carefully into the area where the houses are being built.0 -
